Cost guide

What patio cleaning costs on the Gulf Coast

Most concrete patio cleaning in the Houston metro runs from a low base rate per square foot for a straightforward wash up to several times that once you factor in surface type, how much algae and mildew have taken hold, and whether you seal afterward. Here is what actually moves the price.

Patio size

Cleaning is priced largely by the square foot, so a small porch slab and a sprawling pool deck sit at very different ends of the range. A minimum service fee usually applies, which is why tiny jobs do not get dramatically cheaper.

Surface type

Plain broom-finished concrete is the baseline. Stamped concrete costs more because its texture traps growth in the grooves, and pavers cost the most of all — every joint and crevice needs attention so the algae does not simply creep back from the seams.

Stain severity

Light surface film washes off quickly. Moderate and heavy organic staining — the deep black mildew and green algae that build up in shade and under furniture — take more dwell time, treatment and labor.

Sealing and rust treatment

Sealing adds cost per square foot but is the single best way to slow regrowth in this humidity — a bare wash often gives way to returning algae within months here. Rust treatment, for marks left by metal furniture, is typically a small flat add-on.
